What lease terms do you offer?

Do you allow pets?

We do allow pets but we require a $300.00 non-refundable pet fee; We allow only one pet (cat or dog) per property under 25 pounds.

 

How can I request maintenance?

Maintenance request can be made on line at Maintenance Request page, via phone at (205)345-8880, by email at blakeneyproperties@yahoo.com or by visiting us at our office located at 3519 Greensboro Avenue. 

 

What do I do in an emergency?

Emergencies are defined as follows and should be reported to the office immediately or after hours  (major flooding, major plumbing, fire or sewage backup) can be called in to (205)454-2100.

 

Electrical:  Arcing, no power (after checking both the circuit breaker and GFI reset buttons on outlets), overheated fixtures.

 

Fire:  Notify Fire Department immediately, followed by an Emergency call to the office.

 

Heat:  ONLY when outside temperature is below 45 degrees.

 

Air Conditioning:  ONLY if a health risk exists as documented by a physician or outside temperature is above 100 degrees.

 

Heavy Structural Damage:  To roof, foundation and/or walls.

 

Plumbing:  Flooding or stoppage of all drains (tenant is responsible for all plumbing stoppages except when the result of roots or breakdown of fixture that is not caused by tenant). Water should be turned off at the Main Line (turn off is usually on side of home – please familiarize yourself with placement prior to an emergency).

 

Theft:  Notify the police immediately and report details later to the office.

 

These are intended as guidelines and should never replace contacting Emergency Services required by calling 911.

 

How can I pay my rent?

Rent can be paid via mail to P.O. Box 2726, Tuscaloosa AL  35403 or you may drop a payment at our office at 3519 Greensboro Avenue. Please include property address on your check or money order.

 

What deposit do you require?

Deposits vary based on the location.  Please see the property listing for the particular property to find out its deposit requirements.

 

What date is the rent due? Do you charge late fees?

Rent is due on the 1st of each month and late on the 5th of the month. A late fee of 10% of your rent will be added to your account if the rent is not in our office on the 5th.
